What type of tenancy is arranged?

An Assured Shorthold Tenancy for 12 months, which rolls on after this period if both tenant and landlord are content.

Do I have to put down a deposit?
No.  At the commencement of the tenancy two months rent in advance is payable, one month of which is a rolling payment on the Tenant’s rent account, to be held against any non- payment of invoices etc. throughout the term of the tenancy.

When do I have to pay my rent?
Rent is paid on the first day of each calendar month in advance by standing order from the Tenant’s bank.

What other documentation is required?
Prospective tenants are required complete the Housing Application Form, giving the names of two referees before a tenancy is commenced.

Who do we contact regarding repairs?
The Landlord will maintain the structure and the external fabric of the property, including external decoration (periodically).  The detail of the division of other maintenance responsibilities is set out in the Tenancy Agreement, a copy of which is available on request.

Are pets allowed?
In normal circumstances, one cat or dog is permitted, which should not cause a nuisance to neighbours.  Other pets are not allowed without the written consent of the Landlord.

What about decoration, carpets and white goods?
Internal decoration is the responsibility of the tenant and properties are to be decorated using subdued colours only.   Carpets and white goods are not supplied by the Landlord

What sort of heating is fitted?
Most of our properties have oil fired central heating.

Are there any other charges?
At the commencement of the tenancy an administration charge of (circa) £100 is made for preparation of the Tenancy Agreement. The Estate charge annually for the contract servicing of the central heating boiler, and emptying of the septic tank (where applicable). Properties on Thoresby Park are charged for water by the Estate, who purchase the water direct from Severn Trent Water.

Rent Review?
Rents are reviewed on an Estate-wide basis every three years
